How to get a head start on getting diagnostics done?
When an agreement is reached between the seller of a house and a buyer, the latter must be able to consult the sales file, a file that you must have filled out beforehand and that consists of various documents: administrative, financial and technical. The expertise of our iad* consultants will help you anticipate this deadline. It is especially important to be ahead of time for the last category, namely the diagnostics. These give a general vision of the state of your house by specifying a certain amount of information. Since this process is time-consuming, calling on the services of an iad* advisor will save you considerable time.
In the context of a sale, it is first mandatory to provide an energy performance diagnosis (DPE). This diagnosis allows the buyer to check to what extent the house is energy consuming by indicating in particular a label that uses a color code and letters. A very energy-intensive house will have the color red and the letter G while a well-insulated house that is low-consuming will get green and the letter A.
Gather the necessary documents with your iad advisor*
In addition to the energy performance diagnosis, you must provide other documents providing details on the risk of exposure to lead within the dwelling, the presence or absence of asbestos in the construction, the state of the electrical and gas installations if they have been in place for more than fifteen years. Our iad* advisors will help you gather all these documents. Since the presence of a smoke detector has been mandatory in all houses since 2015, you may also need to show that you have one. Finally, note that, since June 1, 2020, properties located in so-called noisy areas as defined by the "airfield noise exposure plan" must also provide an assessment of the noise likely to impact the dwelling's inhabitants. All of these documents can be provided by a state-approved real estate diagnostician: your iad* advisor will help you find one.
Get iad to help you with your sales case
The rest of the sale file must attest to your situation and that of the property in administrative and financial matters. As the documents that make up the file are numerous, our iad* advisors will be able to provide you with an exhaustive list of the documents to be attached and how to obtain each of them. The most important document to obtain is the one that proves that you are the owner of the property you are putting up for sale, namely the title deed. This is an authenticated deed that is exclusively issued by a notary.
To this document, you must attach the property tax and housing tax notice, the home insurance certificate and the electricity and gas bills. If any work has been done on your home, your advisor will also ask you to provide the supporting documents, or to point out any work that is necessary.
To sell your individual house, you must also slip into the sales file a building permit, a declaration of completion of work, a certificate of compliance, a state of sanitation, a ten-year warranty or damage insurance etc.. All the documents will be gathered with the help of our iad* consultant. Is this house located in a condominium? You must gather a certain number of documents (co-ownership syndicate contact details, rules, building maintenance booklet etc.).
How to make your home stand out in the sales ad and during showings

Be aware, moreover, that ads with photos are much more consulted: it is easier for future buyers to project themselves. When the showings begin, prepare a reassuring speech for your potential buyers.
